On-Site REI Group Coaching (One 2-hour monthly session)
On-Site R.E.I. Group Coaching will develop the most critical technical skills for real estate investing so you can run your business with confidence.

This component of the program is held on-site at a local property where critical skills are learned, such as determining the after repaired value (ARV), developing the right scope of work, and estimating the cost of the renovation. Participants will also hear how each deal was acquired, the type of contractors that are being used, lessons learned from the management of the project, as well as a variety of tips and information that only O.J.T. can teach.

Rental Property Owners and Managers Group Coaching (One 2-hour monthly session)
Rental Property Owners and Managers Group Coaching will give you what you need to confidently evaluate, analyze, purchase, and manage rental property so you can build a rental portfolio that meets your financial and lifestyle goals.

This component of the program will equip you through classroom sessions, property visits, and seeing local property management business in action. During these group coaching sessions, you will learn about and experience: actual rental property deals, analyzing the performance of a rental property, the Delaware Landlord-Tenant Code, property management processes and best-practices, maintenance and renovations, finding and screening tenants, handling tenant issues and eviction, and how to position yourself for long-term wealth.

Launch Mastermind
 This group coaching web conference coaching component gives you the advantage of group input into the growth of your R.E.I. business, as well as providing you with the opportunity to share and help the other members of the mastermind group. You can expect an intense information and experience exchange, bigger thinking, accountability, encouragement, and energy. If two heads are better than one, then this R.E.I. Mastermind group is going to blow your mind!

Commitment required: It is expected that you will participate in no less than 10 masterminds in a year as a commitment to yourself and the other members of the group. Participation is a huge part of what makes this program so powerful.

For all mastermind meetings, you should come prepared to present the following:

  • How you performed against your goals for the previous month
  • Goals for the upcoming month
  • The things that are going well
  • The things that are not going well
  • Any lessons learned over the past month

Performance Coaching focuses on skills such as understanding the thought and behavior patterns that keep us performing at high levels, vision, focus, decision making, efficiency, productivity, execution, confidence, energy, and self-management.

Live Deal Training
Learn and earn! Contact us and we’ll match you with the right Local Pro coach. You get to use the knowledge and experience of a Local Pro coach to get your deal done, learn through the process, and make money! Net profit split is based on the amount of coach involvement required.

‘Wholesale’ Live Deal Training (Pre-requisite Level 1 minimum requirements)
Net profit split is based on the general framework of: Finding a qualified lead is worth 33%, evaluating the deal and contracting with the seller is worth 33%, and finding a buyer and selling the contract is worth 33%.

‘Flip’ Live Deal Training (Pre-requisite Level 2 minimum requirements)
Net profit split is based on the involvement required of the coach, and the experience and capability of the member. The member may shadow us to learn or run the project with our coaching.

Pro Mastermind
The Pro Mastermind is for REI investors who meet certain experience requirements. Introduction to Real Estate Investing, 3 hour video
This class will orient you to the field of residential real estate investing. This class will cover at a high level, for general understanding: specialties, strategies, personal requirements, risks, rewards, finding deals, contracts and disclosures, funding, financial analysis, the settlement process, and performance skills. The purpose of this class is to provide enough general information for the participant to make educated decisions for moving forward with particular investing specialties and strategies.

Flipping and Wholesaling, 3 hour video
This class will teach you the processes of flipping and wholesaling real estate. You will learn about the risks, rewards, the parties involved, and the most commonly used contracts for both deal types. The purpose of this class is to provide enough information for the participant to determine if a deal should be exited by flipping or wholesaling.

Rental Property Owning and Managing, 2:45 hour video
This class will teach you the basics of evaluating, owning and managing rental property. You will learn the common types of rental property, rental investing strategies, financial evaluation, highlights from the Delaware Landlord Tenant Code, property maintenance, and property management. The purpose of this class is to provide enough information for the participant to decide on an approach to investing in rentals, and begin moving forward with their specific strategy.

Note Investing, 4 part series
This class will teach you about originating a new note and mortgage, or buying an existing note and mortgage, that is secured by real estate. You will learn: how to calculate payments on a note using financial calculator, the differences between (seasoned, unseasoned, performing, and non-performing) notes, and how to do the due diligence to evaluate a note. This class will cover where to find, purchase, hold, and sell notes, as well as how to develop an action plan to get started.

Business Operation, 2 hour video
This class will teach you how to manage your lead contacts, gather information, evaluate a property, analyze a deal, and execute a contract. The purpose of this class is to provide enough information for the participant to begin managing and evaluating leads so deals that align with the specialty and strategy goals can be put under contract.

R.E.I. Marketing, 2 hour video
This class will teach you common ways to find real estate investing deals. You will learn marketing fundamentals, lead types, marketing strategies based on your available time and budget, and measuring and testing your marketing. The purpose of this class is to provide enough information for the participants to begin efforts to find the kind of deals that align with their specialty and strategy goals.
